Where is the Estate? Port Hills is on the western outskirts of Bridport, 60minutes drive north-east of Launceston.

When will the blocks be available for sale?
January 2008, with settlement from March 2008.

What sizes are the blocks? The average lot size is 2hectares (5acres)

Who is the developer? Experience Consulting is expanding the Port Hills Estate on behalf of their client, the Ramsay Family.

Where does the name come from? Since early European settlement, the area behind the mouth of the Brid River has been known as 'Port Hills', and this name was inspired by a reference to 'the ewes grazing off Port Hills cut 11pounds of fine wool' 

How many lots are in the subdivision? The first stage, developed through the 1980s was 25lots, and this current approved expansion is for a further 22lots, with 8lots available in stage 1.

Will there be restrictions on what I can build? There are some vegetation clearing covenants, and setbacks off neighbouring boundaries.

What is the zoning of the land? Rural Residential

What services are available to each lot? Underground power and Telstra will be supplied to each block.  Each homesite will be required to catch their own rain water (which has never been a problem with existing lots) and to isntall their own underground septic waste treatment plant.

If I buy a block, can I subdivide it? There are no current provisions in the Dorset Planning Scheme to allow for further subdivisions.

What was the land previously used for? The land has been grazed and cleared for timber at different stages since European settlement, but has returned to a near- pristine dry schlerophyll forest.

What are the Council rates? I will find out.

How does the purchase process work? Our agents, Aqua Property and Roberts Real Estate have priced and made contracts available over all lots. 

Is GST included in the sale price?  Yes

Who is the Vendors Solicitor? Hunt & Hunt Lawyers, Macquarie st. HOBART.

When will I be required to settle? All contracts have 180day settlement.

How soon will I have to build? There are no conditions on when a lot is to be built upon.

Can I use the builder of my choice? Yes

Who do I get development approval from? Dorset Council, see www.dorset.tas.gov.au

Can I lodge building plans with the Council prior to settlement? Yes

How close are the local shops? 3 minute drive, 15minute stroll.

How far is Port Hills from the major Tasmanian centres? 60minutes from Launceston, 80minutes from Launceston Airport. 120minutes from Devonport and 3hrs drive from Hobart.

What further developments are planned for the area? The developer of Port Hills Estate (Experience Consulting Pty Ltd) is assessing the viability of an integrated community development on adjoining land owned by the Ramsay Family, incorporating mixed uses such as vineyards, a retirement village, golf courses, equestrian centre & trail rides, boutique luxury accommodation, forest walks, riverfront & beach fishing.
